IC REIM, a 100% subsidiary of IC Netherlands, is the fund manager of 2 attractive real estate investment funds:
  • Dutch Student and Yound Professional Housing Fund (DSYPH) and
  • Dutch Urban Living Venture (DULV)
DSYPH was set up in 2015 by IC Netherlands and funded by reputed like-minded institutional investors. Alongside a co-investment vehicle from IC Netherlands, these investors have committed capital to finance the fund’s seed portfolio. The fund targets newly-built, turn-key student and young professional housing projects in the Netherlands, primarily focused on Amsterdam and has completed the acquisition of 6 newly built assets: 2 are already in operation, 3 will be delivered to the fund as of this Summer (2017) and construction phase for the last one is planned from 2017 – 2019.

AIFM of both funds is Allegro S.a.r.L. from Luxembourg. The CSSF supervises the professionals and products of the Luxembourg financial sector including DSYPH and DULV.

Overall our funds deliver a strong inflation linked cash flow and solid value growth. The pillars under this positive outlook are a well-managed portfolio and a defined focus on a prosperous residential segment.

DULV has been structured in Summer 2017 and has a committed pipeline for 5 newly-built turn-key focussed on Young Professional Living. The take-off of the venture will be funded by 5 large international institutional investors. Construction of the pipeline properties will start in the second half of 2017. The assets will be completed between May 2018 and December 2019 after which IC Netherlands, the development company, will transfer the properties to the fund. See portfolio.
Evidently, IC REIM as the fund manager for both DSYPH and DULV gains from its membership of the International Campus Group, the largest student housing operator, by number of beds in operation and/or development, in Germany (and expanding its activities all over Europe).
